FEES CHARGED TO TENANTS:

Registration and Viewing Of Properties : FREE
When you have chosen the property you would like to rent you will usually be required to pay a ‘Holding Deposit‘ equivalent to TWO Weeks Rent. This will ensure the property will not be offered to other prospective Tenants. Should the tenancy application not be successful the same amount will be refunded in full within Three working days of you being notified.

If the tenancy application is successful the same amount will be deducted from the first month rental payment.

At the same time you will be required to pay and Administration Fee of £138.00 for the first applicant and £88.00 for each additional applicant.
This fee is NON REFUNDABLE.

*Setting up the Tenancy and related documentation.
*Obtain personal, employment and financial references.
*Credit reference Checks.
*Perform obligatory 'Immigration Status Checks' ( Tenants Share )
*Perform the Check-In Inventory at the start of the Tenancy. ( Tenants Share )
*Register the Security Deposit(s) with the Deposit Protection Service.
*Perform Check Out Inventory at the end of the Tenancy ( Tenants Share )

If a Guarantor is required there is an additional, non refundable, fee of £88.00 per Guarantor.

*Credit Reference Checks.
*Perform obligatory 'Immigration Status Checks' ( Guarantor Share )

The Security Deposit will be registered, and deposited, with The Deposit Protection Service.

Late / Unpaid Rent Fee ( Payable To The Small Budget Group )
If any rent or money payable by the Tenant is not paid in full within Seven days of the day on which it became due there will be an administration fee of
58.00 payable by the
Tenant and Interest at a rate of 8% will be charged. An additional fee of
38.00 for every further letter written whilst the rent remains in arrears.

Professional Cleaning : Only charged to return the property to as near as possible to the same condition as when the Tenancy Started. £15.00 Per Hr : Minimum 2 Hour Charge.

Out Of Hours Services: An Emergency Service, for all property related Emergencies is included in the Fully Managed Tenancy Service Fee, paid by the Landlord.

For Non Emergency Attendance by The Small Budget Group Staff ( ie lost Keys ) there is a charge of £38.00 for the First Hour, and £28.00 for each addition Hour, or part of plus any additional fees charged by the Contractor.

Future Landlord Reference Fee. If the new Tenancy and Property is fully managed by The Small Budget Group there is not any fee. Otherwise there is a Fee of £18.00 for each reference provided.

Tenancy Renewal Fee : £18.00. Per Tenant.
The Small Budget Group : -
* Do not charge VAT.
*Are members of The Property Redress Scheme.
*Are not members of any Client Money Protection Scheme.
* Are Registered with the Information Commissioners Office for Data Protection.

Our aim is to provide a First Class Service and strive to ensure we attain high service levels. If you feel that we have fallen short of the standard you expect and you wish to complain,

We aim to bring the matter to a satisfactory conclusion and provide a full response within 10 working days. If we are unable to resolve the matter within the 10 working days we will provide you with reasons why we could not meet this time frame and provide you with an estimate of when a full response will be received.

If after following our Complaints Procedure you are still dissatisfied you may be able to request The Property Redress Scheme to investigate your complaint.
