THE 5 STEPS TO RENTING A PROPERTY
WITH THE SMALL BUDGET GROUP.


REGISTER : It is FREE
Be sure to calculate just how much you DEFINITELY can afford to pay each Month.Your basic annual income needs to be at least 2.5 times the annual rent in order to qualify to rent a property.

If you are a student / unemployed you will need to pay the 6 Months Rental in advance.

Remember most properties do NOT include Telephone, Electricity, Gas, TV, Internet ,Council Tax or any other Bills in the rent.

Most of our properties are highly sought after and are Let very quickly.
If the type of property is not available you can be added to our Waiting List.

We
VERY strongly recommend you register as far in advance, of the date you wish to move, as possible.

VIEWING :
A member of The Small Budget Staff will accompany you to view suitable properties.This is usually done during the daytime but can usually be arranged for evening and weekends.

APPLICATION:
When you have selected the property you would like to rent you submit your Application. At this stage neither The Small Budget Group nor the Landlord are under ANY obligation to accept your application or rent you any property.

Your Application will be sent to a Credit Reference Agency and the Landlord.
Any detrimental or false credit information may adversely affect your application and you will forfeit your administration charge, and possibly your Holding Fee.

You will need to pay an administration charge of
138.00, which is NOT refundable, direct to The Small Budget Group. This charge is to cover the costs in connection with setting up the Tenancy.


If you wish to reserve the property you will need to pay a ' Holding Deposit ' usually equivalent to 2 weeks rent, which will reserve the property exclusively for you for a maximum of 14 Days. The holding deposit will only be returned if your application is unsuccessful.

In order to comply with Legislation and Security Checks the Small Budget Group is legally obliged to obtain proof of identity and residence. At least One form of identity MUST be in the form of a Passport, Identity Card or Driving Licence.

CONTRACT :
Subject to satisfactory Reference / Financial Checks and permission from the Landlord to proceed you will enter into a Contract to rent the property.

The Contract is called a Tenancy Agreement. It is a Legally Binding Document.

You will need to pay :
( 1 ) The first Month Rent in advance. ( 6 Months Rent in advance if a Student / Unemployed. )If you have paid a Holding Deposit it will be deducted from the First Months Rental.

( 2 ) The agreed deposit ( Usually equivalent to at least One Months Rent )
Your Deposit will be registered with the Deposit Protection Service.
The Deposit Protection Service is a Government-authorised custodial scheme.

You can pay by Cash, Credit or Debit Card ( subject to a processing charge ) or Bankers Draft. If you pay by personal Cheque you application can not be processed until the amount has been cleared by our Bank. Company Cheques are only accepted by prior arrangement.

You will be given a date when you can move into the property.
Access to the property is usually from Noon on the date of Check In.

CHECK IN :
A member of The Small Budget Group Staff will meet you at the property, at the agreed time, and complete the Inventory with you.

The Inventory is a detailed list of the condition of the property and the contents. It is VERY important the details listed on the Inventory are correct. This is to protect both you and the Landlord.

We must have in our possession cleared rent and deposit funds before we can hand keys over to you.
