FEES CHARGED TO LANDLORDS

Registration / Landlord Application : FREE
TENANT FIND SERVICE : £238.00 PER PROPERTY / TENANCY.
( THIS FEE IS NOT CHARGED IF THE TENANCY IS FULLY MANAGED )
The Fee is charged for ........
* Market / Advertise the property / Room / Parking Space to prospective Tenants.
* Receive enquiries, arrange and attend viewing with prospective Tenants,
* Advise on the requirements of letting property / room / parking space.
* Perform obligatory 'Immigration Status Checks' ( Landlords Share )
* Perform the Check-In Inventory. ( Landlords Share )
* Collect the first Rental Payment, deduct the above fee, pay remainder to the Landlord.

OR

FULLY MANAGED TENANCY SERVICE : 5% of the Gross Monthly Rental Income.
The Fee is charged for ........
* Market / Advertise the property / Room / Parking Space to prospective Tenants.
* Receive enquiries, arrange and attend viewing with prospective Tenants,
* Advise on the requirements of letting property / room / parking space.
* Perform obligatory 'Immigration Status Checks' ( Landlords Share )
* Perform the Check-In Inventory. ( Landlords Share )
* Perform Check Out Inventory ( Landlords Share )
* Ensuring the tenants Security Deposit is legally registered with approved scheme.
* Collect t Rental Payments, deduct Management Fee, pay remainder to the Landlord.
* Provide Emergency Assistance 24/7/365 for any property related emergency.
* Pursue any overdue payments from the Tenant.
* Securely hold keys.
* Advise and Administer any Rent Review.
* Negotiate between Landlord and Tenant any disbursement of the Security Deposit.
* Return of amounts due on termination of the Tenancy from the Security Deposit.
* Direct Tenants to make any payments in respect of Utilities and Council Tax.


Additional Fees :
Repairs / Refurbishment : 20% of the Contractor Quotation / Invoice,

Prepare Specifications and offer to Tender for works to Contractors.
Arranging access and assessing costs with the Contractors.
Ensure works are as specified and ‘ Sign Off ‘ works on completion.
Providing guarantee or warranty for the works.

Out Of Hours Services:
An Emergency Service, for all property related Emergencies, is included in the Fully Managed Tenancy Service Fee.

For Non-Fully Managed Tenancies there is a charge of £38.00 for the First Hour, and £28.00 for each addition Hour, or part of, plus any additional fees charged by the Contractor. The same charges apply when attendance is requested by the Landlord and not chargeable to the Tenant.


Court / Tribunal Attendance : £38.00 per Hour, Minimum 2 Hr charge, Plus Travel Costs.
Court / Tribunal Fees, paid on your behalf, are charged at cost rate +20% Administration Fee.

The Small Budget Group : -
* Do not charge VAT.
* Are members of The Property Redress Scheme.
* Are not members of any Client Money Protection Scheme.
* Any money we hold on your behalf will be deposited in our ‘Client Account’.
* Are Registered with the Information Commissioners Office for Data Protection.

Our aim is to provide a First Class Service and strive to ensure we attain high service levels. If you feel that we have fallen short of the standard you expect and you wish to complain,

We aim to bring the matter to a satisfactory conclusion and provide a full response within 10 working days. If we are unable to resolve the matter within the 10 working days we will provide you with reasons why we could not meet this time frame and provide you with an estimate of when a full response will be received.

If after following our Complaints Procedure you are still dissatisfied you may be able to request The Property Redress Scheme to investigate your complaint.
